For Capsule Villas 

-What is included in the price?
Our Pre-VAT price includes the prefab house unit and basic listed components. Normally, the following items are not included in the product price: Permitting & final sign-off - Not included. There are 2 routes we can go.
 

  • SilverStar can refer the client to experienced licensed local Architects/Engineers who are familiar with our models that can assist with drawings, building permit application, and final sign-off.

  • SilverStar can provide the same services package with extra cost pending on project size and condition.


Foundation/slab on grade and MEP utility hook-up - Not included. SilverStar can refer the client to professional local contractors who can provide construction for slab on grade/foundation and MEP hook-up for the client.
Furniture, appliances other than mentioned on configuration list - Not included. Please refer to the product configuration page for each model for detailed included amenities. SilverStar can also provide furniture add-ons with extra cost.
 
-Does the unit need separate approval for town planning? If so, what document would you need to provide for approval?
Yes, planning board approval is required. The processes are the same as when you build a traditional concrete building.
For new projects, SilverStar will provide all standard drawing set for application and approval. We have a permitting package service that you could add on together with the product. We will have our Architect and Engineer prepare the drawing set and help you take care of the planning board / MOW approval processes.
 
If you have already had an approved building design for your project, and you wanted to put our prefab unit in your backyard, you would need to file a design deviation to the planning board for approval.

-Is the building able to connect to all utilities (electricity/plumbing/septic)? And are they included in the installation cost?
Sure, they are. The electricity/plumbing will be ready in the homes after installation. The client would need to prepare all utilities’ main hook-up points for underground rough-in before pouring foundation
 
 
-Are they responsible for septic?
The client is responsible for the septic tank. We can refer the client to local professional contractors for this.
 
 
-Do you have to pay customs on the shipping?
Customs and shipping costs to Nassau is included in the price. The client does not pay extra for them. For family island projects, extra shipping costs would apply.
 
 
-Is there any warranty on the home?
Building contractors normally provide 1-year warranty on the main structure for traditional concrete buildings. We provide the same 1-year warranty on the main structure of our prefab homes.
 
 
-What is the lifespan for the prefab home?
The design and selected materials for our prefab homes can last over 40 years with proper maintenance.
 
 
-What is the permit requirement for a Zip Foldable and Expandable?
Zip Foldable and Expandable are design for temporary use. No permit requirement if the client would like to use it as storage.
 
But if the client would like to connect city power to the Zip Foldable and Expandable, building permits would be required. Our Zip Foldable and Expandable are approved for temporary use with power connection. SilverStar will provide supporting documents for permitting applications.
 
 
-Financing options?
SilverStar currently doesn’t provide in-house finance. Simplified Lending is one of our current options that clients can go with. We are also negotiating with RBC, CIBC, and BOB banks for bank finance.
 
 
-Insurance fees or estimates
The same insurance can be purchased from local insurance companies. There is not much difference regarding insurance processes and cost compared to insuring a traditional concrete building. SilverStar will provide all necessary information for the client to purchase house insurance.
 
 
-If they want to start now, what's the first step and needed documents?

  • Do you pay all upfront or you pay a percentage and pay the rest before completion? Please refer to the Processes document.

Process For Buysing Capsule Villas

Here is a breakdown of our three-stage processes for purchasing and installing your new prefab home.
 
 Stage 1: Order Placement & Manufacturing (50% Deposit)

To place your order, an initial 50% deposit is required. At this time, a Purchase Agreement will be signed, and SilverStar will begin manufacturing your home's materials at our factory.
 

  • The manufacturing lead time is approximately 45 days.

  • During this stage, we will connect you with an experienced local Architect of Record (AOR) or

Engineer of Record (EOR) to create the necessary drawing sets and manage the building permit application (additional costs apply).

  • Once the building permit is issued, construction of the foundation, rough-ins for utility main hook-ups, and septic tank can begin. You can choose to have SilverStar or your own preferred contractor complete this site work (additional costs apply).

Please Note: Some products designed for temporary use would not require a building permit.
 
Stage 2: Shipping & Site Preparation (40% Payment)
A 40% payment is due just before all materials are shipped from our factory.

  • Ocean freight to Nassau takes approximately two months.

  • While the materials are in transit, works on the foundation and other site preparations can continue, ensuring your property is ready for installation upon arrival.

 
Stage 3: Installation & Final Inspection (10% Payment)
The final 10% payment is due upon the successful installation and inspection of your home.

  • Once your materials arrive in Nassau, a professional SilverStar team will be mobilized to your property to install the house. The installation time varies from 10 days to two months, depending on the model you purchased.

  • After the installation is complete, you will conduct a final inspection to ensure everything meets your satisfaction. With your approval, the final 10% payment is collected.
     

Please Note: For properties located in the Family Islands, additional costs for logistics, transportation, and team accommodation will apply. These costs are determined on a case-by-case basis.
